“A retail space with ample bays and freeway visibility was a priority for the new tenant”, said John Longo. “Safelite is a national company that knows exactly what it wants, and both James and I were happy to find a retail location that perfectly met their needs.”

“Taylor Theus Holdings plans to begin construction this spring to convert the former office building to self-storage,” said David Ellison, Managing Director, and Chief Development Officer with Taylor Theus Holdings. “We have been working with John Longo, with Blau & Berg, for a number of years identifying sites in the NJ market and are very excited about this project, which would not have been possible without John’s persistence and expertise.”

“Land that is available in areas with great demographics and a strong daytime population is in serious demand”, said Blau. “There are buyers looking for space to grow their existing business, and this property was not going to last long in the current market.”

The new tenant, Dogwood Green, was represented on the lease by Christian M. Benedetto Jr., Director of Business Development with The Blau & Berg Company, and Justyna Kuczaj, Sales Associate with The Blau & Berg Company. “Central Ave was the ideal location for the client”, said Benedetto. “Being the first business of its’ kind in West Orange, it was important to make sure they were settled in a prime retail location in anticipation of a summer 2023 opening.”
