SHORT HILLS, NJ, May 20th, 2025 – The Blau & Berg Company, a distinguished commercial real estate brokerage firm serving the New Jersey and Tri-State region since 1932, has successfully negotiated the sale of a ± 3.3-acre property at 900 North Avenue in Plainfield. The Blau & Berg team of John Longo, Peter Murano, SIOR, Jason Crimmins, CCIM, SIOR, and Alessandro (Alex) Conte, CCIM, SIOR, represented the seller and the new owner, ECA Acquisitions.
ECA Acquisitions (Eric Rabinowitz and Barry Caldwell) will be hosting a ribbon cutting event for the new facility on Friday, May 30th at 3:00 p.m. Plainfield Mayor Adrian O. Mapp, who will be in attendance, said, “This is more than a ribbon-cutting, it’s a declaration of what’s possible when vision meets action. For decades, this site stood as a symbol of neglect. Today, it serves as proof that strategic partnerships and community-centered leadership can breathe new life into previously overlooked spaces. With the development of this modern warehouse and dynamic sports facility, we are turning blight into opportunity, creating jobs, attracting investment, and delivering a space where families, athletes, entrepreneurs, and everyday residents can thrive. I thank ECA Acquisitions for believing in Plainfield and for sharing in our mission to reimagine what our city can be. Together, we are not just revitalizing a site, we are reshaping the future of our city, one bold project at a time.”
The existing structure on-site has been demolished, making way for a 2-phase renovation project:
- Phase I: Approximately 81,000 SF of Class A warehouse and industrial flex space. With an entrance at ground level on North Avenue, the warehouse is divided into five (5) units ranging from 14,570-22,000 gross SF. Four of the units will include 2 interior loading docks, and the fifth unit has 4 exterior loading docks.
- Phase II: Approximately 40,000 SF of the warehouse will be a sports facility, with courts for tennis, soccer, volleyball, and pickleball. Also featured will be a gym/fitness center, restaurant, sports bar, locker rooms, and a spectator viewing area. The 2nd floor of the sports facility will offer 11,000 SF, comprised of an event room, golf simulator, viewing areas, and an arcade.
“At ECA Acquisitions, we are fortunate enough to be able to design and build projects that have a positive impact on the community,” added Barry Caldwell, Principal. “This project is special to us because it is a community we care about and a community we are a part of. This building will produce high-quality jobs for local residents and immensely improve the neighborhood and area with a much-needed upgrade. We will also provide warehousing and entertainment for Plainfield and the surrounding area. It will also be a gathering place for locals that serves the community in a productive manner. We are proud of the collaborative effort from our team and the City of Plainfield that has brought this project into reality.”
